SOUTH OF BUSY METRO MANILA LIES the site of a new housing development beside Enchanted Kingdom.
South Hampton Subdivision is the latest project of NorthPine Land Inc. (formerly Jardine Land Inc.).
With houses inspired by the Victorian era in England, the five-hectare development is the first of its kind in Sta. Rosa in that aspect.
Rhoel Alberto Nolido, general manager, NorthPine Land Inc., says: ?We want to give families their dream homes through this subdivision.?
NorthPine is a real estate firm under the Jardin Group of Companies. It specializes in ?boutique developments??small, pocket developments, around five to 10 hectares, but with close attention to clients? needs.
The subdivision had its groundbreaking ceremony two weeks ago, Dec. 20, and will be completed in two years. Initially, South Hampton will occupy five hectares; it may expand to 20 hectares.
Each of the subdivision?s homes will be a single detached unit, with two levels and net floor areas of 60, 70, 80, 90 and 108 sq m. Land area is around 150 sq m.
NorthPine has seven model units, all named after England?s great queens: Anne, Catherine, Elizabeth, Lady Jane, Margaret, Mary and Victoria.
?We can provide up to four rooms for each unit,? says Nolido. ?We want to be flexible.?
Target market
Units? prices range from P3-6 million. Selling began last month. Around 60 percent of South Hampton?s clients are overseas Filipino workers (OFWs).
?The OFWs are our target market,? says Nolido. ?Rather than look for condominiums in the city, they search for houses and communities where they can come home and raise their families. South Hampton is ideal for just that.?
There are amenities: clubhouse, basketball courts, and adult and kiddie pools. There will also be gardens and mini-parks.
?We want our clients to live in a ?walkable? neighborhood,? Nolido says. ?That way, they get to know each other and build a cohesive community.?
A small, shop-house commercial strip will also be built right outside the subdivision for easy access to basic household needs.
There?s also gated security with roving guards. A deep-well water system and overhead tanks will also be provided. It will have a semi-underground electrical system?only main roads will have overhead wiring.
South Hampton has access to key locations: Sta. Rosa Hospital and Medical Center is just 300 meters away; the nearest school is Dominican College Sta. Rosa, also 300 meters away; and for shopping needs, there?s Walter Mart shopping center. Also nearby is Winner badminton center.
?We?re actually very excited about the completion of the Skyway,? says Nolido. ?It?ll make South Hampton even more accessible.?
The development is just a kilometer away from the Sta. Rosa exit.
Its biggest come-on is still the proximity to Enchanted Kingdom. ?South Hampton will be the kingdom beside Enchanted Kingdom,? says Nolido.
