The honking of horns, the screeching of tires — they’ve all become the tunes to your everyday life in the city. For urban dwellers like yourself, you wake up and sleep to the noise that fills every corner of the bustling metropolis. Imagine if you could start the morning in a quiet, peaceful suburb embedded in nature where the loudest sounds would come from the gentle chirping of the birds, all while still having everything you need around you.
Ayala Land, Inc. (ALI), the Philippines’ leading developer of sustainable estates and Leonio Land Holdings Inc. (LLHI)envisions exactly that. The joint venture of these two developers is now turning a long-time plan into a reality with Alviera.
Located in Pampanga, Alviera will be the economic and lifestyle hub of Central Luzon surrounded by the majestic Porac mountain views. The estate will be comprised of a well-balanced mix of residential developments, industrial parks, commercial establishments, institutions and leisure facilities. These will provide those who will settle in it the convenience of living closer where they work and minus the unsettling Metro Manila traffic.
The 1,800-hectare joint development by ALI and LLHI promises to be as accessible, being only a mere 20-minute drive from Clark International Airport and 40 minutes from Subic Freeport Zone. Additionally, the Subic-Clark-Tarlac Expressway (SCTEx) and the Tarlac-Pangasinan-La Union Expressway (TPLEx) have made traveling to Central Luzon easier.
By the end of this year, Alviera will unveil new residential developments—ALI’s luxury brand, Ayala Land Premier, with its with first project, and Alveo Land with its second phase. From the affordable to the upscale to the high-end line, there is something in Alviera for every homeseeker.
With an additional P10 billion investment infused to the development, the first quarter of 2019 will usher in more projects and additional attractions for Alviera. Airsoft and paintball fields will be opening in Sandbox, the two-hectare adventure destination and is one of the first outdoor attractions of Alviera. Sandbox is part of Alviera’s 6-hectare adventure playground.
Alviera’s country club will also be fully operational in March 2019. Its facilities will include swimming pools, sports amenities, specialty restaurants, and huge function rooms. In 2019, you will also witness the groundbreaking opening of Alviera’s 50-room boutique hotel, while two schools—Miriam College and Holy Angel University—are expected to be operational by 2021. Each will sit on a 10-hectare parcel of land, giving learning a greener, more serene view.
Alviera is also set to develop La Salle Botanical Gardens, a 25-hectare world-class garden that draws inspiration from internationally-renowned gardens from France and London. This will have garden patches, laboratory, plant nursery, greenhouses and libraries.
The industrial park, moreover, which is designed for light to medium, non-polluting industries, has signed locators in food manufacturing, motorcycle assembly, packaging, logistics and warehousing. The estate is expected to launch a second phase covering 32 hectares. Meanwhile, the East Commercial, Alviera’s 7-hectare commercial hub, will present new opportunities for investment and business in the region.
