According to PHINMA Vice President and Chief Township Officer, Paolo V. Reyes, the first Maayo Terraces building is set to be built in the fourth quarter of 2027. Maayo Terraces is slated to contain a total of 11 residential buildings, with 2,922 units costing ₱5 million – ₱9 million each. Available unit types include: Studio, 1BR, and 1BR Loft.

Maayo Terraces and the Saludad Township are being developed with the JEPP Property Corporation. Royal Pineda+ Architecture·Design is the firm that master-planned Saludad and designed Maayo Terraces.

Bacolod in view of the Maayo Terraces homeowner

According to Ar. Royal Pineda, Principal Architect and CEO of Royal Pineda+ Architecture·Design, owning a Maayo Terraces condo doesn’t only come with the unit and your pre-selected list of complementary amenities. Instead, unlike your typical condominium inside the city with a view of other grey-scaled buildings, the entire Saludad Township is built with the nearby Silay, Mandalagan, and Kanlaon mountains in view. A Maayo Terraces resident is privy to the sight of Bacolod’s expansive, wonderful natural space.

“Land can be very luxurious. That’s the beauty of this development, because the idea is to be able to experience the expanse,” says Pineda.

This too is reflected in each Maayo Terraces unit, where Studio, 1BR, and 1BR Lofts come with expansive glass windows, mountain-framed balconies, and elevated ceilings up to 2.9 meters, inviting both natural ventilation and lighting to your space.

Reyes, each Maayo Terraces unit comes with materials like cane and linen, earthy tones, and expansive use of natural light. “Every material had to evoke a sense of familiarity. We intended to make it feel like a real home, not just a space, but a setting for everyday moments and lasting memories,” Reyes shared.

A quality home for Bacolodnons

But outside architecture and interiors, for PHINMA Properties and JEPP Property Corporation—organizations with deep roots in Bacolod—Saludad and Maayo Terraces aren’t your run-of-the-mill property development projects. Instead, they’re testaments to Bacolod’s economic growth, and hope for a time when Bacolodnons will choose to stay home.

“We want to help urbanize Bacolod. This is for all of you. We want to be part of this journey for Bacolod,” says Raphael B. Felix, President and Chief Executive Officer for PHINMA.

Atty. Regina Jacinto-Barrientos, from JEPP Property Corporation, shares, “Bacolod families are also very global in perspective. We send our kids to Manila abroad to study and work.” For her, although there is interest in these people to return to Bacolod, they’ve been exposed to certain quality of life standards that aren’t simply available back home. 

Maayo Terraces and the Saludad Township also hope to offer returning Bacolodnons world-class living at the comfort and familiarity of their hometown. Jacinto-Barrientos adds, “That’s what we’re offering as an option.
